Emergency Repair Services
An emergency repair is work that can’t wait for a normal bid cycle — an active leak, a facade condition classified Unsafe under Local Law 11, or a failed roof section exposing the building interior. Altius CM mobilizes for these on short notice, working within NYC DOB’s public-protection and correction-window requirements rather than around them.
When a repair becomes a compliance deadline, not just a maintenance item
If your building’s FISP report comes back Unsafe, public protection (a sidewalk shed, fence, or netting) has to go up immediately, and the underlying condition must be corrected within 90 days of the report being filed (DOB can grant extensions) — that’s not a suggestion, it’s a NYC DOB deadline with penalties attached. Source: NYC DOB, Facade & Local Law. Parking structures under Local Law 126 carry the same logic: an Unsafe finding requires immediate action, not routine scheduling. If the problem is structural — masonry falling, a parapet or chimney about to go, a cracked garage slab or column, or a DOB Unsafe or emergency order — go to emergency structural repair and containment for the first-hour steps, shoring and public protection.

Our work in this area
At 150 West 56th Street, Altius CM carried out an emergency roof replacement at the penthouse level, added to an ongoing exterior restoration contract alongside window sealant and stone panel repairs, and completed the project. For what an Unsafe classification obligates you to do, see how to read your FISP report; for garages, see our Local Law 126 guide.
Frequently Asked Questions
How fast can Altius CM mobilize for an active leak or Unsafe condition? It depends on scope and access requirements, but for a condition that’s already triggered a DOB or FISP correction deadline, we prioritize scoping and permitting to fit inside the compliance window rather than a standard bid-and-award timeline. Contact us and tell us it is urgent for anything with an active safety concern.
If my FISP report comes back Unsafe, what has to happen first? Public protection first — a sidewalk shed, fence, or netting has to go up immediately, before the repair itself is even scoped. Altius CM handles both in sequence: protection first, then the actual correction within the 90-day window.
Does an emergency repair still need a permit? Generally yes. Emergency work doesn’t bypass DOB permitting requirements, though DOB has expedited pathways for genuinely hazardous conditions. We handle the permit filing as part of the emergency mobilization, not after the fact.
Can an emergency repair be added to a job that’s already running? Yes. An emergency repair can be a standalone mobilization (a new leak, a new Unsafe finding) or it can surface mid-project on a job we’re already running, like the penthouse roof replacement at 150 West 56th Street, which was added to the contract once the condition was discovered.
