Commercial Roof Replacement in NYC. One Contract.

Your roof is past repair. Get a fixed-scope proposal that runs tear-off to flashing, with the roof, the facade and the access under one contract and one crew. Call now or send the address.

Request a roof proposal

Address, roof type if you know it, and a number we can reach you on. We schedule the site walk, then write the scope.

Fixed-scope proposal

A written, itemized scope from tear-off to flashing, after the site walk. Every bidder prices the same roof.

One contract

Roof, facade and access under one contract. One company runs the scaffold and the repair, so the roof edge and the wall meet without a seam between two trades.

Two warranties

Manufacturer-backed system warranty plus an Altius CM workmanship warranty. Terms are stated in your proposal.

What a replacement covers, tear-off to flashing

Scope is built from work we have already done on Manhattan, Brooklyn and Jersey City roofs. Your proposal lists each line.

Tear-off

The failing roof system comes off. At 401 East 65th Street that meant a tear-off, then a new assembly.

Membrane

Liquid-applied and reinforced fluid-applied membranes, TPO, metal and green roof assemblies, matched to the building. Cast Iron Lofts got 20,000 SF of TPO.

Insulation

Vacuum insulation with pitched polyiso at 401 East 65th. Tapered insulation designed and built at 311 Franklin Avenue.

Flashings and sheet metal

New flashings and sheet metal fabrications, plus counterflashing at parapet walls and coping, the roof-to-wall transition where many leaks begin.

Drains

Roof drains refurbished with new cast iron strainers and clamping rings at 1251 Avenue of the Americas.

Finish and patching

Porcelain pavers, concrete patching allowances, and steel dunnage, railings and ladders cleaned, primed and painted.

How a replacement runs

Five steps. Nothing gets priced before the roof is inspected.

  1. Site walk. We inspect the roof before recommending repair or replacement. A membrane past its warranty life, widespread ponding or deck problems point to replacement.
  2. Fixed-scope proposal. You get a written, itemized scope. Price and schedule depend on the roof, so they are set in the proposal, not on this page.
  3. Access plan. We pick the access that fits the building. At 401 East 65th a single hoist moved material, nothing went through the building interior, and the job avoided a sidewalk shed and site safety mobilization.
  4. One contract, one crew. Facade work, parapets and flashing details sit in the same contract as the roof. Altius CM installs and removes the scaffold and does the repair, so the access schedule and the repair schedule are the same schedule.
  5. Tear-off to flashing, then warranty. Old system out, new system in, flashings and sheet metal finished. The manufacturer-backed system warranty and the Altius CM workmanship warranty follow.

Full replacement triggers a green or solar roof requirement

If the job replaces the entire roof deck or roof assembly on an existing NYC building, Local Laws 92 and 94 of 2019 require a sustainable roofing zone: solar, a green roof, or both. A partial repair or recoat does not trigger it. Source: NYC DOB, Local Laws 92/94.

We review the trigger with you before we scope, so the proposal already accounts for it. Our 5 East 22nd Street job included a green roof on a full metal roof replacement. Read the Local Laws 92 and 94 guide.

Frequently Asked Questions

What does a commercial roof replacement include?

Tear-off of the failing roof system, then the new assembly: membrane, insulation, flashings, sheet metal and drains, finished with pavers or coatings where the design calls for them. On our 401 East 65th Street job that was a tear-off, a liquid-applied membrane over vacuum insulation with pitched polyiso, and Hanover porcelain pavers. Your proposal lists each line.

Which roof systems do you install?

TPO, liquid-applied and reinforced fluid-applied membranes, metal roofing and green roof assemblies, chosen for the building and its existing structure. Examples: 20,000 SF of TPO at Cast Iron Lofts and a 28,000 sq ft reinforced fluid-applied roof at 1251 Avenue of the Americas.

Does replacing my roof require a green roof or solar panels?

Only if the work replaces the entire roof deck or roof assembly. Since November 15, 2019, an existing NYC building that replaces its whole roof deck or assembly needs a sustainable roofing zone covered by solar, a green roof or a combination (NYC DOB: Local Laws 92/94). A repair to part of the roof, or patching and recoating, does not trigger it. Our Local Laws 92 and 94 guide walks through the trigger and the exclusions, and we review it with you before we scope.

Can roof, facade and scaffold work go under one contract?

Yes. Work at the parapet-to-roof transition touches both scopes, and coordinating them in one contract keeps the waterproofing detail continuous instead of two contractors’ work meeting at a seam (parapet repair). Altius CM also leases, installs and removes the access it uses (scaffolding and sheds). 111 Hudson Street is a combined roofing and facade contract.

Does a roof replacement need a sidewalk shed?

Sometimes, depending on the access method. At 401 East 65th Street a single hoist handled material removal and delivery, so nothing went through the building interior, and the job avoided a sidewalk shed and site safety mobilization.

How much does a commercial roof replacement cost?

It depends on roof size, system, access and what the tear-off reveals, so we do not publish a price per square foot. After the site walk you get a fixed-scope, itemized proposal. For scale: 111 Hudson Street, a combined roofing and facade contract, is a $400K+ project.

What warranty comes with the new roof?

Two layers: a manufacturer-backed warranty and an Altius CM workmanship warranty. Coverage terms are stated in your proposal. Manufacturers publish different programs: Johns Manville Peak Advantage Guarantees, Siplast guarantees, Elevate (Firestone Building Products) Red Shield warranties, Soprema system warranties, Kemper System warranties, WestWood USA (ALT Global) warranties and Olmeck warranties. Eligibility depends on each manufacturer program, the system specified and its applicator requirements, which we confirm with the manufacturer before proposing. See commercial roof warranties explained.

How do I know if I need a replacement or a repair?

Localized leaks with an otherwise sound membrane and structure usually call for a targeted repair. A membrane past its warranty life, widespread ponding or structural deck issues found during inspection point toward replacement. We inspect the roof before recommending either (roof repair and replacement).
